Service 03 · Testing, containment, removal, moisture correction

Mold Remediation

Visible growth, a strong musty smell, or a water loss you never quite dried out. All three are the same problem, and all three need the moisture source found before the wall goes back.

Summary

Excessive mould, and certain species of mould, present real health concerns, particularly for children, older occupants and anyone with a respiratory condition. It also damages the building. Both are reasons to deal with it properly and quickly rather than wiping it down and repainting.

Water damage is the usual cause. If a leak, flood or humidity problem is not dried within about 24 to 48 hours, growth follows. That is why our mould work always includes finding the water: a remediation that leaves the moisture source in place is a remediation you will pay for twice.

What the work covers

Inspection and moisture mapping

Moisture meters and thermal imaging to trace the water behind the finish, not just the growth on it.

Containment

Sealed containment under negative pressure with HEPA filtration, so spores are not driven through the rest of the building during removal.

Removal

Affected drywall, insulation, carpet, cabinetry and trim are cut back past the growth line. Structural timber is cleaned, treated and, where required, encapsulated.

HEPA air scrubbing and cleaning

Air scrubbers run throughout, and every remaining surface in the containment is HEPA-vacuumed and wiped with an antimicrobial.

Drying and moisture correction

Dehumidification and air movement until the substrate reaches a documented dry standard, plus correction of the source where it is within scope.

How the job runs

  1. 01
    Assessment
Free on-site inspection. We identify the extent, the likely species class and the water source, and give you a written scope.
  2. 02
    Independent testing
Where a clearance is needed for a sale, a tenancy or a carrier, we recommend third-party air and surface sampling, by a separate firm from the one doing the removal.
  3. 03
    Containment and setup
Negative-pressure containment, HEPA scrubbers, protected routes through the occupied part of the building.
  4. 04
    Remove and treat
Affected material out, framing cleaned and treated, all waste bagged inside containment before it moves.
  5. 05
    Dry to standard
Dehumidifiers and air movers run until readings hold. We log them daily rather than guessing at it.
  6. 06
    Clearance and rebuild
Post-remediation verification, then reinstatement of drywall, insulation and finishes if you want us to close it up.

Typically included

  • Free inspection with moisture mapping
  • Negative-pressure containment with HEPA filtration
  • Removal of affected porous material
  • Antimicrobial treatment of framing and substrate
  • HEPA air scrubbing and detail cleaning
  • Structural drying with logged daily readings
  • Post-remediation verification
  • Reinstatement of drywall, insulation and finishes on request

On cost

Be aware that most carriers no longer cover mould removal, and those that do usually cap it at a level well below the cost of the work. Where the mould follows a covered water loss, the water claim is often the route in. We will tell you what we think is claimable before you file.

Out of pocket, most jobs

$0

Most people we work for pay nothing out of pocket.

Most of our services, crime scene cleanup included, are covered by homeowners insurance. Where a crime has been committed, remediation for eligible victims and their families may be covered by the New York State Office of Victim Services. We work with the carrier directly.

The assessment is free and it happens before any work is agreed. You get a written scope, and you get told honestly which route applies, including when the answer is that nothing here is claimable.

After a tragedy you should not be left with the aftermath of a tragedy and a bill. That has been this company's position since it started.
